What is a Homeowners Association (HOA)?
An HOA is a resident-led organization that helps manage and maintain shared areas, enforce community standards, and oversee the financial health of the neighborhood
Who serves on the HOA Board and how are they elected?
Our board consists of three resident volunteers elections are held [annually)
President - 3 years
Secretary - 2 years

How much are the monthly HOA dues?
Dues are currently $288.16 per month, due on the 1st of each month.
How can I pay my dues?
Payments can be made via [ auto-pay, or check sent to our P.O. Box]. We will get all that updated once the street is turned over to us
What do HOA dues cover?
Dues help maintain common areas, landscaping, community insurance, administrative expenses, trash collection,driveway plowing etc.
Where can I find the HOA rules and regulations?
All governing documents, including the HOA agreement and bylaws, are available in the “Documents” section of this website.
Can I make changes to my home or landscaping?
Any external changes must be approved by the Architectural Review Committee.
How do I join a committee?
Reach out to the board or the listed contact for the committee you're interested in. New members are always welcome!

Who do I contact if there’s an issue with the landscaping in common areas?
Please notify the HOA Board. We will reach out to our contracted landscaping company to address any issues.
What if the irrigation system isn’t working properly?
If the issue is affecting shared/common areas, the HOA will handle it through the vendor we’ve contracted. If the problem is specific to your private yard it is the homeowner’s responsibility.
I noticed a problem with the well or water pressure – what should I do?
Please report it to the HOA board. We’ll coordinate with our water/well vendor to investigate and resolve any community-wide issues.
Who is responsible for snow plowing?
The HOA contracts snow removal services with the landscaper for driveways. The main road and sidewalks and common areas are done by the town.
What if I have a concern about the road or drainage?
Issues related to roads, storm drains, or neighborhood drainage systems should be reported to the board we will coordinate with the town

A part of my lawn, garden needs repair can the HOA help?
No — individual property maintenance (lighting, plantings, exterior items is the homeowner’s responsibility unless it directly involves a shared system.
My driveway or walkway has damage is that covered by the HOA?
Driveways, walkways, and anything on your private property are the responsibility of the homeowner.
I’m planning exterior work on my home. Do I need approval?
Yes from the Architectural Review committee for any exterior changes for approval before any work begins.
How often does the HOA meet?
The board meets 2x a month the 2nd and 4th Tuesday . If you have items for the board please send along before their next meeting.
